What You'll Hear

Results Across a Life Science Portfolio

Real numbers and real operations from one of life science's most active developers.

One platform, every innovation hub

A renovated lab building in North Carolina runs completely different systems than a ground-up development in San Francisco. Longfellow operates both side by side on Cove.

8 or 10 providers down to one

Across 10 million square feet of life science space, Longfellow consolidated work orders, preventative maintenance, and amenities into a single provider. The savings are real, and so is the staff efficiency.

Work orders at the speed of science

Scientists don't wait on portals. Tenants ping through Elevate, and engineers are there within a few minutes to keep labs running.

Experience that travels

Tenants who love their Longfellow building in North Carolina ask for a Longfellow building in the Bay Area. That's what consistency across innovation hubs earns you.

The Full Story

Inside Longfellow's Move to One Platform

Longfellow Real Estate Partners builds the ecosystems that scientific companies grow inside, developing life science and innovation space from Boston and Cambridge, UK to San Diego, San Francisco, and the North Carolina Triangle. Keeping roughly 10 million square feet of that space running falls to Nora Nielsen, Managing Director of Property Management for the US and UK, who brings a clear point of view to the work.

To Nora, life science property management is really asset management. A lab building is a financial asset first, and the way it is run either protects that value or quietly chips away at it. The tenants inside are scientists working against deadlines that do not move, so a maintenance issue is never only a maintenance issue. It is time, money, and trust, all at once. That conviction shaped how Longfellow chose to operate, and it made a drawer full of disconnected point solutions feel increasingly out of step with the ambition of the portfolio.

So Longfellow moved onto Cove, and did it with intent. Amenities came first, giving tenants something to enjoy and a reason to open the app. Preventative maintenance followed, then work orders. Because each layer built naturally on the one before it, adoption grew on its own rather than being forced, and before long the entire operation lived in a single place.

The consolidation that followed was striking. A portfolio that once leaned on 8 or 10 separate providers now runs on one, with work orders, preventative maintenance, and amenities unified across all 10 million square feet. The cost savings are real, and so is the relief of a team that no longer hops between systems just to get a straight answer.

From 8 or 10 providers down to one, unified across 10 million square feet of life science.

One platform has never meant one kind of building. A renovated lab in the North Carolina Triangle and a ground-up development in San Francisco run on entirely different systems, yet Longfellow operates them side by side on Cove. The software bends to the building, not the other way around.

For tenants, the payoff shows up in minutes. Scientists will not wait on a clunky portal, so when something needs attention they simply ping the building through Elevate, Longfellow's tenant experience app powered by Cove, and an engineer arrives before the issue turns into lost time. That reliability travels with the brand. Tenants who love their Longfellow building in North Carolina start asking for a Longfellow building in the Bay Area, and that kind of loyalty is exactly what consistency across innovation hubs earns.

Ask Nora to describe the relationship and she lands on one word: partner. That partnership is already looking ahead to what AI can do next across the portfolio.

“
I would not call them a supplier or a vendor. I would call them a partner.”
